Can foreigners buy 100% of a condo project?
No — Condominium Act 1979 §19 caps foreign ownership at 49% of total floor area (not units). Funds must be remitted from overseas in USD/EUR/GBP and exchanged into THB at a Thai bank, generating an FET form filed at the Land Office.
What is the Yellow Book?
The foreigner's house registration (TM.6 / TR.13). Needed to open bank accounts, get a driver's license, file taxes and register companies. Apply at your district office with passport, work permit, lease and the owner's Thai tabien baan.
How much is the deposit and will I get it back?

Who pays the broker commission?
By Thai custom the landlord pays one month (≥1 yr leases). Some agencies double-side by charging tenants another 0.5 month — clarify upfront. We charge tenants only, never landlords (transparent single-side).
Chanote vs Nor Sor 3 Kor land titles — what's the difference?
Chanote (น.ส.4จ.) is a full GPS-surveyed title, freely transferable. Nor Sor 3 Kor is a possessory right surveyed by aerial photo — 20–30% cheaper but harder to mortgage.
Can I buy via a 49% Thai Ltd?
Possible but risky — the DBD aggressively pursues nominee structures (Foreign Business Act §4/1): fines THB 100k–1M, up to 3 yrs jail, and asset forfeiture. Safer alternatives: Superficies (right over land) 30 yrs renewable to 60 yrs total.
Furnished vs unfurnished — which is better value?
