How does LTR compare to Thailand Elite and DTV?
LTR = 10 years (5+5) with free Digital Work Permit + 17% flat tax; high income/asset thresholds. Elite = 5-20 years, no WP, fee THB 900k-5M, no tax benefit. DTV = 5 years multi-entry (180 days per stay), no WP, THB 500k reserve. LTR is best for long-term residency with work rights.
Does the 17% flat tax apply to all income types?
Only to Thailand-sourced employment income for HSP and WFTP holders. Dividends, capital gains, and foreign-sourced income use standard rates (5-35%) or DTA exemptions. WGC/WP do not receive 17% flat directly (WGC needs a WFTP sub-path to unlock it).
How does the Digital Work Permit differ from a standard WP?
Digital WP: online e-Work Permit, 5-7 days processing; no 4-Thai-to-1-Foreigner ratio (except HSP is exempt); easy employer switching; renewed together with LTR (10 years) rather than annually. Standard WP renews yearly at THB 3,000-6,000.
Must WGC applicants invest USD 500k before or after approval?
Investment must be completed before visa issuance (not before application). BOI first issues an endorsement letter, then the applicant has 60 days to transfer USD 500k into Thailand (BOT bonds, freehold real estate, FDI) and prove it before the visa is stamped.
What is the exact age cutoff for Wealthy Pensioner?
You must be at least 50 years old on the day of BOI submission. If not yet 50, use Non-O Retirement (50+) or DTV first, then switch to LTR-WP once eligible.
WFTP requires foreign employer with USD 150M revenue — what about pre-IPO startups?
Pre-IPO startups must show either (1) Series C/D total funding ≥ USD 150M with audited financials from Big 4, (2) audited financials showing USD 150M revenue in the past 3 years, or (3) market cap ≥ USD 150M if listed. Seed/Series A/B startups do not qualify — use DTV Workcation instead.
Can consulting/marketing companies qualify for HSP?
No. HSP is restricted to 10 BOI target industries: Next-gen automotive, Smart electronics, Bio/Medical, Digital, Aviation, Robotics, Agri-Food, Bio-fuel, Defense, HR Development. The employer must hold a BOI certificate, or be a government research entity/university.
How many dependents can I include with LTR?
All 4 categories support up to 4 dependents (spouse + children under 20). Dependents need marriage certificate/birth certificate with Apostille + Thai translation via MoJ. After 14 Feb 2026, Hague member countries use a single Apostille instead of full MFA legalization.
How is LTR renewed after the first 5 years?
File the 5+5 extension at BOI One-Stop Service (Chaeng Watthana). Show that income/assets still meet thresholds, health insurance is active, and no criminal record. Fee THB 50,000. If not renewed, the visa expires at year 5.
Does LTR lead to Permanent Residency (PR)?
LTR is not an automatic PR pathway — PR requires separate application (continuous Non-Immigrant B/O for 3 years + Thai tax THB 100k/year). However, LTR provides PR-like benefits (10 years + WP + flat tax) without the complex PR quota process.
